The Inn at Cape Cod is an award winning bed and breakfast ideally located in the quaint New England town of Yarmouth Port, Massachusetts.

The Inn at Cape Cod is set on over 2 lush acres, abutting 250 acres of conservation land and 50 acres of hiking trails. The Inn is perfectly placed on Summer Street just off of Historic Route 6A in Yarmouth Port. The Inn is centrally located on Cape Cod and is within walking distance to nearby bay beaches, serene fresh water lakes with sandy beaches and only 4 miles to Nantucket and Martha's Vineyard ferries. Historic Route 6A roughly parallels the shores of Cape Cod Bay for approximately 34 miles! This historic Route winds past hundreds of historic buildings which characterize its early development, as well as views to the great salt marshes, harbors and open lands.

You may choose to join us in one of the Inn's spacious breakfast rooms or enjoy a private breakfast with your loved one outside in the rose garden.

Begin your day with a brimming bowl of fresh seasonal fruit, home-made cranberry granola, blueberry muffins or perhaps a slice of warm Cape Cod Cranberry bread. Be sure to save room for one of our delectable breakfast entrees including light and fluffy blueberry pancakes or Italian Breakfast Strata. Mike and Helen are also considerate of your dietary needs and will prepare your favorite low fat, Atkins, South Beach, Vegetarian or Vegan dish.

Whether you're determined to stick to your diet or need help falling off…Mike and Helen will serve you a breakfast that will keep you satisfied till dinner!

Rates and Information

Rates: $120 - $260 depending on season:
Seasons for 2008: High: June 13 - October 14
Mid: May 1 - June 12 plus October 15 - November 30 plus Holidays (not inlcuded in High)
Low: Jan 1 - April 20 plus December 1 - December 21
A stay of three nights or less requires payment in full when reservation is made. Longer stays require a 50% deposit with the balance due 14 days before arrival. We accept all major credit cards.

Check-In/Out:
Check in is 3:00-6:00 p.m., or by prior arrangement.
Check-out is 11:00a.m.
Deposits:
At the time of reservation, we request full payment for stays of three nights or less and 50% payment for longer stays. For stays 4 nights or longer, the remaining 50% will be billed to your credit card 14 days before your arrival.
Cancellation:
Once reserved with a credit card, rooms are guaranteed for the entire stay, regardless of deposit, and guests are responsible for the total balance of nights reserved. If you cancel or shorten your reservation more than 14 days before your scheduled arrival, your deposit (less the processing fee) will be refunded. Otherwise, your deposit will be refunded only to the extent that we re-rent the room(s). There is a $50 per room processing fee for any cancellation or shortening of a reservation
We make every effort to re-rent accommodations in the event of a cancellation; sometimes it requires us to run a special pricing with the local area Chamber of Commerce's. In the event that we have to reduce the rate to gain occupancy, you will not be refunded the difference needed to compensate the reduced rate to equal the normal rate. A written copy of this policy is provided with a confirmation letter. Please note that because we are a small bed and breakfast, and because our business is seasonal, cancellations without 14 day notice make it difficult to re-rent accommodations without loss to our establishment.
Minimum Stay:
Usually a Minimum stay of 2 nights for peak season weekends; 3 night minimum for holiday weekends during some off-peak holidays and all peak season holidays required. Sometimes we can accommodate a one-night reservation so call to check. If we do take a one night reservation from you, a $15 one night fee will be added to the total and we reserve the right to change the room assignment to be able to accommodate a longer stay request in the room you chose for another guest.
Non Smoking Policy: We are a non-smoking inn.
Children:
In consideration of all our guests, we are unable to accommodate children under the age of 16.
