Descriptions
Classic Rooms: $125-$215*
Our Classic Rooms are single rooms with several different bed configurations, such as
queen bed, king bed, queen and bunks, or queen and double. All have private baths and are
located in the Carriage House. First floor rooms have garden views and full baths. Second
floor rooms have private balconies and three-quarter baths.
One Room Suites: $145-$245*
Our one room studio suites offer a little extra space, a dining table, and the convenience
of a kitchenette (refrigerator, coffee maker, sink, microwave, and two burner stove top).
Rooms are configured with either a queen bed or a queen bed with bunk beds.
Two Room Suites: $195-$320*
Two room suites offer the option of a second sleeping bedroom. All have a refrigerator,
microwave, and a coffee maker. Master bedrooms have queen beds, while the bed
configurations of the guest rooms vary.
Three Room Suites: $240-$460*
Three room suites offer two bedrooms and a separate living area with either a kitchenette
or a full kitchen (Grand Meadow). All master bedrooms have a queen bed, while the bed
configurations of the guest rooms vary.
School House Cottage: $215-$350*
The School House Cottage is a private cottage with a queen bed, kitchenette, jacuzzi bath
and fireplace.
* All rates include a full country breakfast each morning, afternoon snack and use of
all our amenities. Rates do not include 9% VT Rooms & Meals tax or 10% gratuity.

Inn Rooms and Rates Policies
Double Occupancy, Single Occupancy and Additional
Persons
All rates are per night based on double occupancy and include a hearty country
breakfast and an afternoon snack, consisting of seasonal goodies. For additional persons
in same room:
- Non-Summer Season
Sept. 2, 2007-March 31, 2008:
Children 3 and under, $8.00
4-11 years, add $24.00 per night
12 and older, add $30.00 per night
April 25 - June 19, 2008:
Children 3 and under, $10.00
4-11 years, add $25.00 per night
12 and older, add $32.00 per night
For a single occupancy, deduct $30.00 from daily rate.
- 2008 Summer Season
June 20th, 2008 - August 31st, 2008:
Children 3 and under, $10.00
4-11 years, add $32.00 per night
12 and older, add $32.00 per night
For a single occupancy, deduct $32.00 from daily rate.
Check-in Check-out
Check-in is after 3:00 pm. Please let us know if you will be arriving late in the evening
so we may make arrangements for you. Check-out is by 11:00 am. Although on the day of
departure your room must be vacated by 11:00 am for housekeeping, you are welcome to stay
on the property and use our amenities for the day.
Deposits
A 50% deposit of total lodging is required at the time of making your reservation.
Deposits are forfeited if guests arrive after and/or depart before the original dates
specified on the reservation.
Confirmation
Once we receive a deposit, written confirmation regarding your payment and the dates of
your stay will be sent to you, if time permits. Please check the dates carefully as your
deposit will be forfeited if you do not arrive on the specified arrival date or if you
depart earlier than the specified departure date.
Cancellations and Refunds
Due to our intimate size, cancellations do affect us greatly. Should you find it necessary
to cancel your reservation, we must receive notice not less than 14 days (30 days for the
summer season* and winter vacation weeks) prior to the arrival date, in which case your
deposit will be refunded less a $25 cancellation fee per room booked. Cancellations made
without at least 14 days notice (30 days for the summer season* and winter vacation
weeks*) will result in forfeiture of deposit.
*Summer Season: June 20, 2008-August 31, 2008
*Winter Vacation Weeks: Dec 23-Dec 31, 2007 and Feb 15-23, 2008
Taxes, Gratuities and Discounts
Rates and taxes are subject to change.
- 9% Vermont tax will be added to your bill.
- Gratuities for waitstaff and housekeeping are not added to your room bill.

- 7 or more night stay discount: 10% off room rate.
- Senior Citizen (ages 65+) discount: 10% off room rate.
- Winter 1/2 Off Deal: Stay Thursday and/or Sunday night for 1/2 off the weekend rate with
your 2 night weekend stay.
- Only one discount may be applied to a stay and not in conjunction with other
promotions/packages.
Smoking and Pet Policies
We are a non-smoking inn. We are a dog friendly inn. Only our downstairs carriage house
rooms and Meadow Building Suites are dog friendly guest rooms. Other restrictions do
apply, so please inquire with us about more information on our dog policy or download our Dog Policy. 800-627-8310
Televisions and Telephones
There is a television and a guest phone located in the main inn. There are no televisions
or telephones in the guest rooms. Incoming calls can be received at 802-626-8310 and a
message will be left at the front desk.
In Room Amenities
All of our rooms and suites have coffee makers, hair dryers, irons and ironing boards.
Portable cribs and bedrails are available upon request.
Wireless Internet
Wireless Internet is available throughout the inn.
Other Information
- All rates are per night based on double occupancy and include a hearty country breakfast
and an afternoon snack, consisting of seasonal goodies.
- Cash, Personal Checks, Travelers Checks, Visa, Mastercard and American Express accepted.
- Minimum stay of two nights required on weekends and during peak seasons, excluding fall
midweek (Sunday -Thursday, Sept 3-October 25).
- Three night minimum stay required on the following holiday weekends: Columbus Weekend
and Mtn. Luther King Weekend.
- No check-outs or check-ins on Christmas Day.
